Those who don’t want to pay an SE22 premium will see the potential of Forest Hill. A leafy area, it’s blessed with some truly wonderful streets rolling down from the north side of London Road, lots of mansion blocks, family-friendly 1930’s homes atop the hill on Westwood Park and a fair dollop of affordable 1960’s townhouses. Tall period townies line Devonshire Road (with a few spectacular semis and detacheds) while huge gabled semis sit along Perry Vale.
Heading towards Kirkdale you’ll find everything from early Victorian, Edwardian and even 1980’s developments, with an elite clump of 1960’s homes built by the award-winning architect Norman Starrett. Despite the A205 slicing right through the centre, Forest Hill is a hit due to fair prices, good schools, great transport and varied property. The biggest attraction is no doubt the Horniman Museum, a family friendly destination with landscaped gardens, vast collection of Victorian taxidermy, regular exhibitions and events, nature reserve, aquarium, café, activity centres and huge collection of musical instruments. Ancient woodland at Sydenham Woods is very close on one of the highest hills in south London.

Put simply, the primary schools are superb—pretty much all of them. Older children can attend Sydenham Girls’, Forest Hill Boys’ or Kingsdale which are all good state options. St Dunstan’s College is around the corner, while JAG’s Alleyn’s and Dulwich College are only a short drive from here.

Its recent popularity has seen a rise in chichi teahouses and coffee shops. There’s a Sainsbury’s, great gift shop (Bunka), beatnik gift and craft shop (Stag and Bow), WHSmith and really good sports/ski shop (Finches). Enjoy food at the Dartmouth Arms and comedy upstairs at the Hob. Several takeaways, Asian restaurants and hairdressers line the main roads.
Public transport from Forest Hill
Now the tube has arrived, Forest Hill enjoys links into the City and east London (Canada Water, Shoreditch, Hoxton, Whitechapel, Dalston and Highbury & Islington) also London Bridge and Victoria. Bus routes from London Road into town include nightbus services.
