Up and coming, Brockley borders Telegraph Hill, Nunhead, Lewisham and New Cross. Having been overlooked for some time, people are now getting wise to its superb positioning and relatively affordable properties. Rows of Victorian and Edwardian terraces make up much of the area, with plenty of post-war family homes found around Norbert Road. Magnificent period houses edge beautiful Hilly Fields, many are still complete houses, some having useful basement flats (ideal to rent out or house au pairs, granny or teenagers). Leafy Wickham Road (a conservation area) offers humungous period homes (often split into flats) while roads tumbling down form the hill (Cliffview Road, Brookbank Road) hold either lovely views or splendid stucco-clad avenues.

Gordonbank Primary and Turnham Primary Foundation are both fab schools, while St Mary Magdalen’s provides a very good Catholic alternative. Prendergast Hillyfields College is an exemplary secondary for girls as is St Ursula’s Convent in Greenwich. Deptford Green, Thomas Tallis (Kidbrooke), Forest Hill Boys’ and Sydenham Girls’ provide more good comprehensive options.
SE4 shopping and leisure
Already host to a good many artists, writers and actors there are some intriguing things happening here. The Brockley Jack Theatre has won a fringe theatre award and is well reviewed, while Jam Circus is a vibrant pub and café with live music and events. Cafés have sprung up (The Toad’s Mouth Too, LYLT plus more) and El’s Kitchen is a popular new deli. Restaurants include The Orchard, Babur and The Broca (for coffee and brunch and eco-friendly groceries). The Rivoli Ballroom is a wonderful Deco building holding regular dance classes and events.
