HIPs

FROM 1 OCTOBER 2008 ALL PROPERTIES WILL REQUIRE AN EPC WHEN THEY ARE MARKETED OR VIEWED FOR SALE OR TO LET, EVEN WHEN THE ORIGINAL HIP/EPC DEADLINE WAS BEATEN.

HOME INFORMATION PACKS

The Government has passed a new law which requires a package of legal information, called a Home Information Pack, to be prepared as soon as your home is put on the market and advertised for sale. This means that the order in which things are done has changed. You will need to make several decisions at an earlier stage than usual, but it should save you time and money overall.

WE CAN ORGANISE VIRTUALLY EVERYTHING FOR YOU however, one of the key factors in deciding which estate agent to instruct may well surround the ownership of the Home Information Pack and we will be happy to discuss this with you in more detail.

The statutory Home Information Pack

Comprises the following required documents:

  • THE HIP INDEX  
  • SALE STATEMENT (with basic information about tenure and title)
  • ENERGY PERFORMANCE CERTIFICATE (EPC) - prepared by an accredited Domestic Energy Assessor 
  • LAND REGISTRY, TITLE and PLAN
  • LEASEHOLD INFORMATION (if appropriate)
  • SEARCHES (relevant copies of CON29 & CON29DW or their updated equivalents) 

There are up to 60 authorised documents that can be included if you wish (at a cost!). These are to numerous to mention here but we will be happy to discuss them with you. The HOME CONDITION REPORT is, perhaps, one of the more likely authorised documents to be included. It is an impartial assessment of various features of your property prepared by an accredited Home Condition Inspector and it automatically includes the EPC. It is not currently a required document .

Our provider currently supplies HIPs from £299 plus VAT for residential properties EPC's for £60.
