In an increasingly crowded marketplace, making sure your property stands out from the crowd is more important than ever. If you want to sell, you really have to sell the virtues of your home to would-be buyers. If not, it’s more likely to be ‘thanks, but no thanks’ instead of a firm offer.

Snap away

In most of the areas we deal in – places like Nunhead, Peckham and East Dulwich – there are plenty of time-poor young professionals leading very busy lives. In the first instance, these prospective buyers will respond best to visual images. Glossy, high-quality photos – something your estate agent can help with – will showcase your property’s best attributes and will almost certainly increase the amount of viewings you get. If you live on a tree-lined street in Sydenham or in one of Blackheath’s many Georgian and Victorian villas, show this off as much as possible. If you don’t make your property look attractive, it stands to reason that people will be turned off by it.

Paint it neutral

You may like quirky décor and a house full to the brim with various knick knacks, but there is a good chance potential buyers won’t. Alienating them would be disastrous, so it’s best to stick to subtle, neutral colours. Fluorescent green walls and shabby chic furniture won’t appeal to a very wide audience.

Get the viewing right

A good viewing can be a deal-clincher, the difference between a buyer mulling things over and putting in an offer. It’s the best opportunity for your agent to highlight your home’s main selling points – if you live in south London, one of these will be location. For example, if you have the opportunity to talk to the buyer, discuss Peckham’s ongoing transformation, sell Brixton’s arts and music scene, or extol the virtues of East Dulwich’s ‘village’ feel.

Do the DIY

If your property is tatty, poorly cared for and badly maintained, you’re not going to have buyers jostling to get through the door. Your home needs to look as inviting as possible, which means completing all those little DIY tasks you’ve been putting off and ensuring fixtures and fittings are in tip-top condition. Would-be buyers viewing your home will be scrutinising every little detail, so don’t leave anything to chance.
