Choumert Road, Peckham, SE15 - £240,000

If you're after a buy-to-let, this will rent out in a flash every time. It's in the midst of Peckham - currently dubbed as London's coolest quarter. If you live outside the Big Smoke and are looking to grab an affordable home-from-home, this is around the corner from a station with superb zone 2 connections and London Overground links. For those starting out on the property ladder, this is a snug first-time purchase, but beware you'll need a chunky deposit for a mortgage as it's above some shops. Cash buyers can cash in without mortgage hassles and watch as Peckham becomes carefully developed over the next few years. A quick search on the internet will reveal the (almost) £2 million pledged to regenerate the high street, plans to improve the (Grade II listed) train station and read about a community that insist they lead town planners' designs.

This flat is on the first and second floors and has a bright, clean and modern interior. French doors from the reception open out to a flat roof, helping balmy evenings feel a little less sticky. The lease is long and you could update the bathroom and kitchen to add value. You've many ultra-cool bars and restaurants at your fingertips (Bar Story, Frank's, Peckham Springs, The Peckham Refreshment Rooms, Pedlar, Artusi...etc etc), the shops on Rye Lane include Boots, Holland & Barrett, Primark, Argos plus London's cheapest independent cinema is here too. Bellenden Road is behind you for more uber-ace-coolness and East Dulwich is just up the road. Trains from Peckham Rye go to London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras while the Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington.
