Forest Hill Road, East Dulwich, SE22 - Guide Price £400,000

With a communal courtyard garden at its heart, Mundania Court is well-known in the area and found in an enviable East Dulwich location just to the south of Peckham Rye Park. Its third-floor position allows for sweeping views of London from Battersea to Canary Wharf from sunrise to sunset. It has a large, light double aspect reception. The kitchen is snugly fitted with cottage-style units, a built-in oven, inset gas hob, combi boiler and washing machine. The bathroom is particularly roomy and both bedrooms are doubles. The flat comes with a share of the freehold, the building is well-looked after and there's a strong sense of community among residents. Commuters can walk to Honor Oak Park in about 15 minutes for London Bridge and Victoria services plus London Overground links to Canary Water, Whitechapel, Shoreditch, Hoxton, Dalston Junction and Highbury and Islington. It's only a short bus ride from here to Peckham Rye station for zone 2 links to the aforementioned destinations and Blackfriars, City Thameslink, Farringdon and St Pancras. Very frequent buses on Forest Hill Road travel into the City and Farringdon.

Nearby Mundania Court is a parade of shops that include a Co-operative supermarket, Post Office, chemist, organic juice bar, beauty parlour and two very good cafés (Norris and Knight and The French Café). The Herne Tavern and Watson's General Telegraph are particularly good pubs offering craft beers, decent food and large gardens. You can walk to everything East Dulwich has to offer (boutiques, bars, restaurants and markets) and also Honor Oak Park's high street and very good restaurants. Peckham is nearby for independent eateries, artists' studios and street food while Peckham Rye Park offers wonderful green space, an outdoor gym, skate park, pond and ornamental gardens. You'll find many superb green spaces to explore near here. ...Read Less
