Peckham Rye, London, SE15 - Guide Price £500,000

Opposite Peckham Rye Park is this utterly beautiful 2-bedroom garden flat. Care has been taken to create a charming home, the private garden is 60ft, and has a wooden garden room/studio office which has both built in electricity and access to an outdoor water supply. There is a sunken patio with mature flower bed which leads to your own front door. The property has a share of the freehold, off-street parking, side access for bicycles/buggies and you're within walking distance to zone 2 trains/Overground links, shops, bars, restaurants and very good schools.

This flat is, quite simply, gorgeous. The kitchen has been opened up to the reception, has wood units, space for a large freestanding range oven and plumbing for a washing machine and dishwasher. French doors open onto a fairy tale rear garden, which is filled with well-loved mature shrubs, herbs, flowers and climbers - a perfect privacy screen. It is configured with raised beds and includes a patio and secluded entertainment area which gets the evening sun.

A period fireplace with wood surround remains in the master bedroom while floorboards have been stripped back in the reception and kitchen. As you enter the flat, there's a storage area reaching under the main staircase to the flats above (there are 3 others in the building). This property has an abundance of useful storage spaces/solutions as well as having a double width hall which could happily host a desk and be used as an office area. This flat also has an off-street parking space, a contemporary bathroom and a particularly charming ambience. The garden room is an amazing extra and ready-to-use space; the garden itself has deep borders of mature trees, shrubs, seasonal bulbs and ornamental plants. If you have guests for a BBQ, a bike or a child's buggy, the side return access is really useful.

With a share of the freehold each, residents here self-manage maintenance issues and our clients tell us the roof has recently been replaced and the chimney repointed.

Peckham Rye station is in zone 2, has regular trains (London Bridge, Victoria, Elephant & Castle, Blackfriars, City Thameslink, Farringdon and St Pancras) and London Overground links (Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington). Buses from Peckham Rye travel into the City and West End around the clock. You're a short walk to independent shops of every variety, high street chains in East Dulwich. ...Read Less
