Solway Road, East Dulwich, SE22 - Guide Price £475,000

Just behind East Dulwich Road, Solway Road is nipped away from the hustle but close enough to walk to EVERYTHING. Strata Court is pretty handsome, was built in 2006 and is about halfway down the street. This flat is on the top/second floor - you won't be hearing anyone's footsteps from above. Rooms are all good sizes (both bedrooms are doubles) and superbly turned-out. Kitchen worktops are black granite, there's a stainless steel (one-and-a-half) inset sink and carved drainer plus a granite cooker splashback and upstands. The dishwasher and fridge/freezer are integrated and and the oven/hob is by AEG. The bathroom rocks too: it's all wall-mounted taps, secret cisterns and clean lines. Both bedrooms have built-in wardrobes and there's the deepest hall cupboard you're likely to see. When the weather is warm, the Juliet balcony in the large, light reception opens up. And by very good fortune, it also faces south. There's around 177 years left on the lease.

Walk to Peckham Rye trains station in 9-12 minutes for zone 2 trains to London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras AND London Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. East Duwlich station is slightly closer (8-11 minutes), in zone 3 and has trains to London Bridge and West Croydon. You've got some fabulous bars and restaurants nearby - Pedlar, Mr Bao and The Rye on Peckham Rye, The EDT, Franklins and the Palmerston along Lordship Lane (this list is far from exhaustive). East Dulwich Leisure Centre is around the corner, has been fabulously done up and has a pool and state of the art gym. There's a Picturehouse cinema on Lordship Lane, London's lowest priced cinema in Peckham, yoga classes all over the place and local food, film and art festivals.
