Surrey Road, London, SE15 - £575,000

The interior of this well-put-together apartment is a triumph of on-trend decor. White column radiators are fitted throughout, walls are a mixture of greys and whites, highlighted by basalt (in the bedroom) and mustard (in the sitting room). A mixture of pendants and hanging Edison fittings combine to make impact lighting feature in rooms and the hallway. There's a formal sitting room at the front of the flat with dark stained floorboards and a cosy wood-burner fitted into the chimney breast. The smallest bedroom has room for a double bed and has an integral wardrobe. Alcove storage has been added to the (very stylish) master bedroom while the bathroom has mosaic tiled walls and a patterned mosaic floor. At the rear of the flat (and with stairs that lead directly out to the garden), is the kitchen/diner. This is a wonderful room with space for a 6/8 seater table by the window, a dug-out chimney breast showing off some exposed brick, white-gloss kitchen units, a Corian worktop, column-fitted oven, fitted microwave, inset gas hob, inset sink and an integrated/freezer. The combination boiler is new and every sash window has been refurbished and draft-proofed. Stairs lead down to a heavenly private garden with a raised decked patio, lawn and well-stocked flowerbeds. There is, subject to getting planning permission, the potential to extend into the loft. As the building backs onto a school at the rear, you'll find evenings and weekends particularly peaceful while the street itself has unrestricted parking-and plenty of it.

You can walk to two zone 2 stations in 10-15 minutes: Brockley has trains to London Bridge and Victoria plus London Overground links to Canada Water, Shoreditch, Hoxton, Dalston Junction, and Highbury & Islington. Trains from Nunhead travel to Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras. Local schools include Ivydale and two OFSTED "outstanding" Harris academies at Peckham Rye. Peckham Rye Park is 2-minutes' away and London's very first co-operatively owned pub is on this very street. The Ivyhouse is a terrific local, serves great food and supports local breweries. Walk into Brockley or Nunhead for independent shops and cafes, across the Park for glamourous East Dulwich or down Rye Lane for ultra-hip Peckham.
