Sylvan Road, London, SE19 - Guide Price £275,000

Sylvan Road, as one would expect, is a leafy street. It's also wide and runs alongside South Norwood Lake and Grounds, giving the flat fabulous tree top views. Built in the 1960s, this has its own front door and a (south west facing) wall that's almost entirely windows in the living area. A door from here leads to a private balcony while the room itself incorporates a kitchen and large reception space. Kitchen units are modern and white, a stainless steel oven/hob is built-in and there's plumbing for a dishwasher. A cupboard in the allway has been adapted to have a washing machine. There are two bedrooms, one is a large double with built-in wardrobes while the second is a large single. The bathroom has a white suite, a vanity unit under the basin and an electric shower over the bath. We're told the flat is being sold with a very, very long lease.

From here, you can walk to Crystal Palace train station in 10-14 minutes for London Bridge and Victoria trains AND London Overground links to Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Fancy an evening out? Westow Hill is jam-packed with lovely pubs, superb restaurants, cafés and bars. There's a Sainsbury's, many kooky independent shops, a superb garden centre, artists' studios and an enchanting antiques market. Norwood Lake and Grounds is 28 acres of open green space and offers sailing lessons, fishing, a children's play area and facilities for tennis, cricket and basketball. Crystal Palace Park has a farm, lakes, the famous dinosaur sculptures, a café, a children's play area, an outdoor concert area and a sports centre with an Olympic-sized swimming pool, athletics track, gym, climbing wall and various sports pitches.
