Colyton Road, East Dulwich, SE22 - £1,100,000

While the garden is over 60ft long and faces south, your children also have 113 acres of parkland to explore just across the road. Colyton Road is lined with good-looking 1930s semis that have spacious hallways, large windows and deep roofs. The owners of this house have looked after it remarkably well and added an extra reception, conservatory and downstairs wet room. The dining room, kitchen and new reception room all have engineered white oak floors while the front reception has an original carved wood mantelpiece.

The front garden is deep, has a large box hedge, an olive tree, roses and there's off-street parking in front of the garage. Reception space is superb; there's a front room, a rear dining room with French doors that open out to the garden and a side extension that opens into the conservatory. At the rear, in the centre of the house, is a large kitchen with whitewashed wood units. Double doors open into a third reception with two huge skylights and doubled doors to the conservatory. All three bedrooms are doubles, the family bathroom has tongue-and-groove cladding, a roll-top bath and a freestanding vanity unit with recessed basin. The loo is separate, there's an airing cupboard and the loft space is very impressive…

Local schools include two OFSTED "outstanding" Harris academies at Peckham Rye. Younger children can apply to Ivydale, Goodrich or St Francesca Cabrini as all are nearby. The house faces Peckham Rye Park, a wonderful green space with a lake, adventure playground, Japanese garden, woodland, outdoor gym and a skate park. There's a doctors' practice and parade of shops along Forest Hill Road that includes a Post Office, Co-op, chemist, beautician, two superb cafés and two very good pubs with large gardens (The Herne and Watson's General Telegraph). Boutiques and bars are plentiful in East Dulwich, where you'll also find a Picturehouse cinema, M&S Food Hall, large Co-op, restaurants and some preferred high street chains. Peckham is king of the food and cocktail scene right now, has rooftop yoga and film events, artists' studios in railway arches and theatre/art/music nights at the Bussey Building. You have views of Aquarius Golf Course from the rear of the house, which has 9-holes and is a quarter of a mile away. Nunhead, Peckham Rye and Honor Oak Park stations are all 20-minute walks or 5-minute bus journeys. Peckham Rye station has zone 2 trains (London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon, St Pancras) and London Overground links (Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction, Highbury & Islington) while the No63 bus travels to King's Cross via the City and Elephant & Castle which has Northern/Bakerloo Line connections.
