Railton Road, Herne Hill, SE24 - Guide Price £875,000

This house oozes charm and individual style, from the blue-grey kitchen cabinets to the well-conceived conservatory. The double reception is suited to slightly grander guests, with its traditional cupboard, sash bay window, picture rail and original fireplace. The rear kitchen/diner is perfect for large family gatherings and has sliding doors that open it up to the adjoining glazed conservatory. Those cabinets are, quite frankly, heavenly. You'll enjoy drinks in the part-walled garden that has established climbers and creepers that keep things secluded. There's a useful shed (once a privy) too.

Upstairs, all three bedrooms are doubles and the master has traditionally-styled, bespoke alcove wardrobes aside the original fireplace. The twin sash windows have arched wooden frames and all three rooms have biscuit-coloured carpet. You'll find a roll top bath with a shower overhead it in the bathroom, alongside a classic white suite, metro tiles and a bathroom cabinet.

Herne Hill station is a 3 minute walk, in zone 2 and has regular services to Blackfriars, City Thameslink, Farringdon, St Pancras, Victoria and Luton Airport. Brixton tube is a 9-13 minute walk, also in zone 2 and on the Victoria Line. Local state schools include St Jude's CofE (OFSTED "outstanding"), Jubilee ("good), Judith Kerr-a bilingual primary ("good") and two superb secondary schools, Charter and Kingsdale. Herne Hill School is an independent feeder for Alleyn's, Dulwich College and JAGS, themselves a short drive away. Brockwell Park is two minutes' walk while Brockwell Lido is just as close. You've numerous bars and restaurants on your doorstep and a superb selection of shops, markets, eateries and a Picturehouse cinema in nearby Brixton.
