Allenby Road, Forest Hill, SE23 - £1,250,000

With unbeatable kerb-appeal, this vast house has copious living space and the potential to convert the basement into a separate flat (subject to planning permission). You could rent the basement out, rehouse a grandparent or hand it over to the nanny-you'd be left with plenty of private space for yourselves. The house has been painstakingly refurbished, thoroughly looked-after, and lovingly lived-in. The feel-good factor is high in here.
Period features include a notably ornate Victorian fireplace and cornicing in the sitting room, while wooden deck flooring has been added in here, the hall and in the double reception. The rear kitchen has an exposed brick chimney breast and wall, and a wood-burning stove. There's a column-fitted oven and microwave, dishwasher, space for a tall fridge/freezer and a breakfast bar. A large utility room on the lower ground floor keeps laundry hidden; there's a cloakroom, playroom and as yet unused room on this floor too. Three of the bedrooms are large doubles, the fourth is a large single. The master has a contemporary en suite shower room with a walk-in double shower, wall-hung basin and vanity and W.C. The family bathroom has simple white sanitary ware and a shower fitted over the bath.

Forest Hill station is a 15-minute walk, has regular trains to London Bridge and Victoria plus London Overground links to Canada Water, Whitechapel, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Find two delicatessens, an artisan butcher, large Sainsbury's, contemporary leisure centre with pool, great gourmet pubs and excellent coffee shops in the centre. Perry Vale is ideal for grabbing a newspaper while Europe's largest Sainsbury's is a 5-minute drive at Bell Green Industrial Park. State schools include Kilmorie Primary, which is a 5-minute walk and gains superb results. Older children fare well at the Forest School (12-minutes) and the Sydenham School (17-minutes). Some of the UK's top independents are a 15-minute drive away (Alleyn's, Dulwich College and JAGS), while revered St Dunstan's College can be walked in under 20-minutes.
