New Cross Road, New Cross, SE14 - £999,995

This exactly lovely period home has been subject to a rear kitchen extension and an attic conversion that has created a fifth bedroom with its own en suite. The kitchen/diner has been artfully designed, has traditional-style wood units with a thick-cut wood worktop and central breakfast bar topped with marble. There's a large black freestanding range, Belfast sink, American fridge/freezer, integrated dishwasher and built-in microwave. period features include cornicing and dark stained floorboards while the extended dining area has a double aspect, exposed brick wall, black-framed concertina doors and down-lighters.

The original coving downstairs has been beautifully preserved and is a particular feature of the double reception. Floorboards are stained dark, there are two feature fireplaces and double glazed stained glass windows. The bay window has an arch and French doors at the rear open to the garden. There's a utility room and a guest cloakroom on this floor and should you need wine/bike storage, the cellar falls just shy of 25ft long.

Three of the four first-floor bedrooms are doubles, the master bedroom is a significant size and has the original fireguard around the fireplace, a curved bay window with arch and a further window. Another original fireplace remains in the second bedroom while the rear room has a wide window and down-lighters. The single bedroom is ideal for a small child and should you not want the top-floor suite, a teenager will be most grateful for its contemporary shower en suite. Fear not, you will adore the copper freestanding bath in the luxury bathroom.

New Cross Gate is in zone 2, has regular trains to London Bridge (7-minutes) and Victoria (35 minutes) plus London Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Haberdashers' Aske's is an exemplary school with an OFSTED "outstanding" rating and takes children from 4-18 years old. New Cross is highlighted by Goldsmiths' University and the vibrant bars, eateries and pop-up galleries that accompany a university hotspot. There is a large Sainsbury's here and you'll find some very good gastro pubs within walking distance.
