Devonshire Road, Forest Hill, SE23 - OIRO £1,250,000

Ready for a masterclass in renovation? In its previous life, this was two unloved flats. Enter one creative couple, bags of effort and a considerable budget. Revived original features include fireplaces (chimney swept in front reception), sash windows (all reconditioned/replaced and sport energy-efficient glass) to the original front door furniture (knocker, letterbox and lock have all been all nickel plated).

Not many basement kitchens are as remarkable. Handmade by Ian Dunn Woodwork and Design, kitchen cabinets and drawers are dovetailed solid American oak, worktops are Silestone (scratch and stain resistant) and cabinets have been coloured in Farrow and Ball Shaded White. There's a 6-ring freestanding Rangemaster stove with a double oven and grill, a large Franke extractor, an American-style Maytag fridge/freezer, an AEG column-fitted microwave and a NEFF integrated dishwasher. Double Franke sinks have been inset into the worktop with an accompanying carved drainer and a Dornbracht kitchen tap. Underfloor heating is fitted across the whole floor, plantation shutters dress the front kitchen window while a bay French window opens out at the rear, to the garden. Under the porch stairs is a walk-in cupboard that makes an ideal wine cellar. You'll also find a utility and cloakroom on this level.

Matching solid marble fireplaces and Victorian dividing doors remain in the hall-floor double reception. One chimney is swept and clear for open fires, another is lit by gas. A speaker system and flat panel radiators have been inset into walls. All rooms in the house wear F&B Elephant's Breath while hallways don Pavillion Grey.

Both floors above have a bathroom each and all five bedrooms are doubles. First-floor bedrooms have hand-built alcove wardrobes while you gain views of the North Downs and Canary Wharf from the rear. Luxurious bathroom fittings include matt Travertine tiles, a walk-in wet area, giant rainfall rose, integral shower shelf, double wall-hung basins and black walnut vanity units. There's a separate cloakroom on the mezzanine level between the hall and first floor. The top-floor bathroom has twin countertop basins and a deep bath with an overhead shower - there's also a separate cloakroom. The boiler cupboard up here has a Megalflo water tank and Vaillant combi boiler.

Evohome's intelligent heating system means each room in the house can be heated at different levels and controlled remotely. All windows and doors below the top floor are individually alarmed.

Wenge decking (a naturally anti-slip hardwood) makes up the upper and lower terraces, there's also a lawn area and brick terrace with a summerhouse. Plants include a Torquay palm, camellia, rose, box, dwarf apricot, cherry, loquat and laurel. Outside power has been hooked up, there's a tool shed and being semi-detached, you have side access. At the front is off-street parking for two cars.

Walk to Forest Hill station in 2-mins' walk for trains to London Bridge and Victoria and London Overground services to Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Local primary schools include Fairlawn, Dalmain and Horniman while older kids fare well at The Sydenham School, The Forest School and Kingsdale. Some of the UK's top independents are a 10-minute drive away (Alleyn's, Dulwich College and JAGS) as are St Dunstan's and Sydenham High. Forest Hill has some great coffee shops, restaurants and pubs (St David, Sylvan Post, the Perry Vale, Bona), a modern swimming pool and leisure centre, a Sainsbury's, two delicatessens and some inspired independent shops. The Horniman Museum and Gardens is a short walk while ancient Sydenham Woods is just a little further.
