Thicket Road, London, SE20 - £279,995

The wall that divides the sleeping area from the main living space doubles up as ingenious storage in this perfectly formed studio flat. Dining seems most natural under the large sash bay window, there's space for a large corner sofa and ceilings are a very good height. The sleeping area has wall-lights by the bed and an integral shelf above it. The particularly foxy-looking kitchen has white units, a solid wood worktop, built-in stainless steel oven with gas hob, built-in microwave, combination boiler and plumbing for a dishwasher and washing machine. The bathroom is right opposite the sleeping area and has a shower over the shower bath. A smart-looking W.C. is found by the flat's entrance. Quite fortunately, an allocated off-street parking space comes with the flat.

Everyone loves Thicket Road, it's heaving with impressive Victorian homes and fringes wonderful Crystal Palace Park. Commuters are in luck, Penge West station is a 5-minute walk for London Overground links (Canada Water, Whitechapel, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington) as well as London Bridge trains. If you need to get a Victoria train, you can be at Crystal Palace station in 10-minutes. Bars, shops, restaurants are all found in lovely Crystal Palace centre, just a 15-minute walk from your door. There's a Sainsbury's, antiques market and a very good sustainable food market every Saturday. The park itself is glorious, holds regular events and has an architecturally intriguing GII Listed sports centre designed in the 1950s with an Olympic swimming pool.
