You'd be forgiven for not knowing Wellington Mews - it's a no-through road just off Peckham Rye, on the East Dulwich side of the park, just after the Gardens and before the traffic lights. It's a particularly smart cluster of modern houses in a family-friendly setting. This house is semi-detached, has side access around to the garden and room to park a car out front and another at the back. The kitchen is well-equipped, has melamine worktops, a NEFF five-ring inset gas hob, NEFF column-fitted oven, Bosch stainless steel dishwasher, Samsung fridge/freezer and a Samsung washing machine. There's also a useful downstairs W.C.

There is, by all means, plenty of space to either dine or recline in the main reception, which also has large windows and French doors that open to the garden. Two bedrooms are doubles and the master benefits from fitted wardrobes and drawers. The single bedroom would make an ideal child's room or study, there's a deep hall storage cupboard and loft access from the landing ceiling. Underfloor heating has been fitted in the bathroom, sanitary ware is white, the basin is recessed into an integral vanity unit, there's a shower over the bath, part tongue and groove panelling and a mirrored medicine cupboard. Herringbone brick is laid in the garden which has raised beds, is walled at the rear and has a lock-up garden shed.

The owners tell us, "The house is very quiet, and you have very little noise from the surrounding areas - something quite rare for London. It's a very friendly mews with great neighbours."

Walk to Peckham Rye station in 9-13 minutes for zone 2 trains (London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras) and London Overground links (Clapham Junction, Canada Water, Shoreditch, Hoxton and Highbury & Islington). East Dulwich is a 10-14 minute walk for London Bridge, Wimbledon and West Croydon links. Local primary schools include St John's and St Clements and Goose Green while older children could walk to either Ofsted "outstanding" Harris academy at Peckham Rye. East Dulwich has a superb mix of bars and boutiques, a fab Saturday market on Northcross Road, a Picturehouse cinema, supermarket, organic butcher and some lovely restaurants. Bellenden Road and Peckham offer seriously hip places to eat and drink and a selection of excellent art galleries and studios. Peckham Rye Park is a very special place to have on your doorstep.
