A guide to selling with Roy Brooks Ltd

Step 1 - We value your home

We’ll bring evidence of comparable properties when we value your home, advise you on the best way to approach selling or renting and update you on the current climate in the housing market. We achieve the very best prices for our clients in any market and will give you an accurate and honest valuation.

Step 2 - Selecting an estate agent

Honesty, integrity and sheer hard work are the reasons why people are so happy with our service.

  • We communicate with you regularly and clearly so you know exactly how viewings are going, how the sale or let is progressing and what is happening across the housing market.
  • We carefully track and adjust our marketing to gain maximum leads while we’re advertising your property, exposing it to as many buyers and tenants as possible. We also create tailored marketing plans for unique properties.
  • We’re open during the evenings and at weekends to enable viewings around people’s busy lives.
  • We advise you on property presentation, advertising timing and anything property related.
  • Our mature, highly experienced team will hold your hand from the beginning and until the end of your move, so you’ll get old-fashioned, top-tier service.

Step 3 - Presentation and preparation

We will advise you on how best to present your property for a sale. A fresh lick of paint, spring clean and declutter are good starting points.

Be one step ahead and get your paperwork ready. You’ll need to gather insurance certificates for electric and gas work, leases for leasehold properties or building regulation certificates of you’ve done significant work to your home. If you don’t have certificates, don’t worry you can talk to us and we’ll explain your options.

We can recommend handymen, decorators, carpet cleaners, clearance specialists, gardeners, architects and builders if you need work finished or plans drawn up before you sell.

Step 4 - Presentation and preparation

Our professional photographers will capture your property’s best features and draw up detailed floor plans. We have an experienced copywriter who will optimise the property description for maximum clicks online and track its performance.

As soon as we begin marketing your property, we email it buyers registered on our database and follow up with personal phone calls.

We use the best performing property portals, our own busy website, our large database of registered applicants, traditional print media and social media to give you 360-degree marketing coverage.

Step 5 - Which solicitor?

If you don’t already have one, now’s the time to research a good conveyancing solicitor as we’ll need their contact details once you accept an offer. An efficient solicitor is does the job thoroughly and quickly and over the years we have got to know some very good local conveyancers.

Your sale is overseen by Wallace Jaffray in our office who will be in constant contact with all parties involved and keep you regularly updated. You can email or call Wallace at any time during the sale.

Step 6 - Viewings with Roy Brooks

We show buyers around your property, can chauffeur them there and answer any questions about your property and the local area. If the property is empty, we can arrive before a viewing to clear unattended post and draw curtains. We’ve even been known to feed the cat and take out the rubbish while a client’s away!

Step 7 - All about offers

As soon as we receive an offer on your property, we’ll call you and follow up with a formal letter. We’ll check your buyer’s finances are in place and that they are able to go ahead with the purchase before you make a decision. We are masters in the art of negotiation, so rest assured that we will get you the best offer the market will bear.

Once an offer is agreed, we formalise this by letter and ask you for your solicitor’s details. We then send a Memorandum of Sale to you, the buyer and both sets of solicitors. This document contains the contact details of everyone involved in the sale to enable communication. James Edmonds is the sales progressor at Roy Brooks and your main point of contact here.

Step 8 - Exchange of contracts

This is a contract that legally ties the buyer to buy your property or lose a deposit—usually 10% of the property’s value. The exchange contract is signed by you and the seller and includes a mutually agreed completion date.

Step 9 - Completion

On completion, the remaining money (usually 90% of the agreed sale price), is transferred from your buyer’s solicitor’s account to your solicitor’s account. Once our office has had confirmation the money has cleared, we call the buyer to say they can collect keys. Congratulations, you have sold your property!
