You must have heard it on the grapevine: there has never been a better time to move. Last month Rightmove reported the highest number of sales agreed in a single month for the last 10 years. Prices are firm, but following a four years of very low house price inflation, they are not silly or unreasonable.
Who’s selling? Post-Brexiters. Some households were busting at the seams having sat on their hands for the last four years, awaiting greater political certainty to give them confidence to move. With or without the certainty, there’s no stopping them now!

they have discovered working from home, but need a different home, with work space
they cannot live without a garden
they cannot live with each other and need to sell one home and buy two
Add in empty nesters. They’ve been considering downsizing for some time, to free up some equity and help the kids on to the property ladder. They thought this move was a couple of years away, but they’ve decided to do it now. For good measure, there’s a class of free spirits for whom covid has simply propelled them into going to live the dream, wherever and whatever that might be. Who’s buying? All of the above plus the first-time buyers. With interest rates so low and with help from the bank of mum and dad, there is no shortage of buyers. The stamp duty holiday from Rishi has added petrol to a fire that was already worthy of Guy Fawkes. And here we are!
Why is this good for me? Everyone wants to move right now, which makes both buying and selling far less stressful. You can sell more quickly too: it’s taking on average, less than three weeks to find a buyer (and often less). We are achieving asking prices, and in many cases higher-than-asking price. Everyone has a target of March to get this done—the fact that we are all of the same mind, is a further bonus to the process.
