Assured shorthold tenancy (AST) explainers
The most common type of contract, an assured shorthold tenancy usually runs for 12-months, with a break clause at 6-months. Both parties (the landlord or tenants), must give two months’ notice of leaving. Essentially, the earliest either can give notice to the other is during the fourth month, in order to leave at the 6-month break clause. These contracts can be tailored to sit everyone’s needs. One common alteration is to create a 24-month contract with a break at 12-months, giving everyone longer-term security.
