This enchantingly lovely, late Victorian home has five-double bedrooms, a kitchen/diner, sitting room, two bathrooms, a shower room, heaps of storage and a walk-in cellar. Find it on a magical no-through street at One Tree Hill.

The ingenious addition of mezzanine levels (half-levels between ground, first and second floors) makes far more of available space. There's a double reception with stripped floorboards, plantation shutters, a feature fireplace, and a flat bay with sash windows. Original tessellated tiles remain in the hallway.

The rear kitchen/diner has an architecturally sympathetic side return extension with traditionally-trimmed glazing, an exposed brick wall, glazed roof and French doors to the terrace. Kitchen units are cream, the large range cooker (four gas rings, a fish ring and two ovens) has been neatly placed in a dug-out chimney breast. Reach the walk-in cellar from here, which is a great size and currently used as a utility and storage area.

Outside, the garden is perfectly private, faces directly west and has been artfully planted (large Torquay palm, a fan palm, roses, bamboo and a bay tree). There's a rear built-in arbour where neighbour's edible grapes fortuitously tumble over the trellis. Castor oil and clematis are also escaping into this garden from over the fence, probably to enjoy its sunny aspect!

All five bedrooms are doubles, four of them have stripped floorboards and two have built-in wardrobes. Look out for picture rails, fireplaces and cornicing. A large, traditionally-styled bathroom serves this level that has a shower above the bath, a W.C. and a Fired Earth basin.

The second-floor bathroom has a modern roll-top bath with claw feet, a double shower cubicle, a W.C, a Savoy basin and underfloor heating. A Juliet balcony from the rear bedroom takes advantage of views across London's skyline. An attic conversion has created a fifth bedroom/music room/playroom with four Velux windows looking out over London and access to eaves storage. There's a modern shower room across the hall with a W.C. and basin.

Honor Oak Rise is a little-known, hardly-trodden no-through road that ends at One Tree Hill. Surrounded by a nature reserve, houses along here vary from grand Georgian townhouses to a couple of offbeat 1960's builds.

Your nearest primary schools include Fairlawn (Ofsted 'outstanding') and St Francesca Cabrini ('good'). Older kids fare well at either Harris academy at Peckham Rye (both 'outstanding'), Forest Hill School ('good') or The Sydenham School (also 'good').

Honor Oak Park train station is a 10-minute walk (at most) for trains (London Bridge, Victoria) and London Overground links (Canada Water, Whitechapel, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington). The high street has a delicatessen, florist, bicycle shop, beautician, café, Sainsbury's Local and a gift shop. There are also some excellent restaurants. Peckham Rye Park is also no more than 10-minutes as are some fantastic foodie pubs (Watson's General Telegraph and The Herne Tavern), a Co-operative supermarket, Post Office, chemist and a couple of posh cafés.
