Moments to trains, bars and shops

An enchanting, double-fronted home with four roomy double bedrooms, two huge double receptions, a Mediterranean-style garden and off-street parking. Great proportions, superb locale and just minutes to Peckham Rye station.

The particular charm of Elm Grove lies in its range of distinctive architecture. There are some true one-offs along here, largely due to Quaker couple Frederick and Rebecca Farrand who built this home as their own (and a few others on this street) in the early 1830s.

Priory Villa is double-fronted, semi-detached and plum in the centre of Holly Grove Conservation Area. Its layout affords copious living space: both double receptions are almost 23-feet long, there's a sizeable galley kitchen and a conservatory. A new Chilli Penguin stove certified for use in smokeless zones has been fitted in one reception.

Hallways are wide and there's a useful downstairs cloakroom. All four bedrooms are large doubles while the rear bathroom is far roomier than most. You'll find exposed floorboards and large windows through much of the house, which altogether measures an impressive 1633 square feet.

The front garden is deep, beautifully planted and has a tessellated path. There's gated side access to the garden, which has a light shingle floor, basalt-blue fencing and a railway sleeper patio. A path leads around to separate courtyard and outdoor shed by the kitchen.

This is in the heart of Peckham's prettiest spot and surrounded by some of the area's best houses. Peckham Rye station is a two-minute walk for Zone 2 trains (London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras) and London Overground links (Clapham Junction, Canada Water, Whitechapel, Shoreditch, Hoxton and Highbury & Islington). Buses from Rye Lane travel into the West End and City while night-bus services will bring you home again.

Local primary schools include Sacred Heart (Ofsted 'outstanding'), Belham and Bellenden (both 'good'). Older kids fare well at St Thomas the Apostle ('outstanding') or either of the Harris academies at Peckham Rye (both 'outstanding').

This is a thriving area with an extraordinarily good arts and food scene. Cocktails at Bar Story, Peckham Springs and Franks are superb, food at Artusi, Ganapati, Forza Win or Peckham Bazaar is exemplary. Dance at the CLF Art Café, see art at South London Gallery or Copeland Park, or visit yoga classes or film screenings on a rooftop. The multi-screen cinema is London's cheapest and the high street has some useful shops including many supermarkets, hardware and pharmacy stores and local arts and small business complexes at Peckham Levels.
