Guide price £850,000-£875,000. Recently extended, particularly charming 3/4 bedroom Victorian home. Two mins to station, ten to Ivydale school, shops, restaurants and parks. Chain free.

The kitchen in this family home was extended about six-months ago, creating an open-plan family hub that opens out to the garden. Heritage grey units conceal appliances (fridge/freezer, dishwasher), there's a built-in oven, and the inset hob has a choice of induction and gas rings. Separate laundry area in hall, with a new boiler and plumbing to allow the washing machine and dryer to be out of the kitchen/diner. Doors at the far end open to a paved rear garden that's ideal for showing off potted plants against its backdrop of cascading ivy.

Many internal doors are stripped pine and most rooms have stripped floorboards, having two sun pipes on the landing brings natural light into the heart of the house. There are two receptions downstairs, one is currently used as a bedroom and has French doors out to the garden. In the sitting room is a carved wood mantelpiece and an extra-large window. The downstairs wet room was put in at the same time as the kitchen, has a thermostatic shower valve, white loo and basin and metro tiles. There's a huge under-stairs cupboard.

There are three large double bedrooms on the first floor, with a fourth bedroom connecting to the master (ideal as a baby's nursery, or perhaps a dressing room). All bedrooms have white walls, exposed floorboards and feel particularly bright and airy. Two of the bedrooms have sinks, for busy family mornings. There's also a large hall cupboard and a family bathroom with a shower over the bath.

Nunhead train station is a two-minute walk for Zone 2 trains to Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras. Queens Road station is a ten/thirteen-minute walk for Zone 2 London Bridge trains and London Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington.

Ivydale Primary is a few minutes' walk away and highly regarded, while older kids can apply to either of the Harris academies at Peckham Rye (both Ofsted 'outstanding') or Kingsdale.

Nunhead has a high street offering some great independent shops (fishmonger, bakery, butcher, cheese and wine specialist, bicycle shop, florist, very cool gift shop, high-end boutique) and some great places to eat and drink (The Beer Shop, a sourdough pizzeria, Babette, The Old Nun's Head, The Habit and even a new vermouth bar). You can walk to Telegraph Hill for views, the great café there, the farmers' market and seasonal events. Peckham Rye is also within walking distance, just across it is East Dulwich while Peckham is also walkable. All offer supermarkets, leisure centres, high street chain stores, cinemas and incredibly cool hangouts.
