Ivydale Road, Nunhead, London, SE15

3 Bedroom House Sold

Intensely gorgeous Victorian home with 3-double bedrooms, a double reception and a kitchen/diner that opens out to a very pretty garden. Moments to Ivydale Primary, minutes to Nunhead or Honor Oak stations.

Some spaces are lucky enough to have entirely attentive owners. This, being a sound example, is a home that welcomes you in and makes you want to stay longer. It's light, decor is uplifting and interesting and the layout is the one we'd all like - with that glazed rear kitchen that opens straight outside. Original features begin at the ornate stucco entrance door, continuing into a stylish double reception (marble fireplace, picture rail, coving and floorboards) that has French door that swing out to the side return. There's a useful (and rather good-looking) downstairs loo before you reach the kitchen. The kitchen has a side-bay window (an ideal dining spot) and concertina doors across its rear wall, almost encompassing it. Shaker-style cabinets line each side of the room, topped by a composite stone worktop with an integral drainer and inset sink. There's a large freestanding range, an integrated dishwasher and space for an American-style fridge/freezer.

All bedrooms are doubles, with the master taking its traditional place across the front of the house and scoring more windows by doing so. This room has an original Victorian wardrobe, original skirting and lots of space. The second bedroom overlooks the side return while the rear overlooks the garden and has built-in wardrobes. All share mink-coloured carpet and pale walls. There's a family bathroom with a classic white suite, shower over the bath and traditional-style towel rail. Lofts get converted along here (next door has extended into theirs), which would easily create a fourth bedroom and en suite (you'd likely need planning consents).

This is a much-loved road and a particularly good spot along it. Ivydale Primary School is a couple of minutes away and has always been popular. Older kids can walk to either of the harris academies at Peckham Rye (both Ofsted 'outstanding') or St Thomas the Apostle (also 'outstanding'). Two stations are a 15-minute walk, Nunhead and Honor Oak Park, we think you'll more likely use Nunhead as it's in Zone 2 and also a couple of stops away on a bus. Services include Peckham Rye (one stop away for changing to the Overground), Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras.

You've two lovely local pubs nearby (The Waverley Arms and The Ivyhouse) while Peckham Rye Park is beautiful, fringed by more pubs, has an advertue playground, One O'clock Club, outdoor gym and very nice cafe.
