2 Bedroom Flat For Sale

Divine two-bed garden flat over two floors. Large cottage kitchen, lean-to conservatory, separate reception, double bedrooms, downstairs loo and incredible pretty (74ft) garden. Walk to East Dulwich or Peckham Rye stations in minutes.

Victorian two bed conversion leasehold flat with a large private garden which stretches over 70 feet! It’s set within a semi-detached house (there’s just one other flat in the building) - you have pleasing side access from the street. Most of the flat’s delivered on the ground floor, then you have a bedroom and bathroom on the first floor. It’s a non-standard layout - one which really works though - with a garden-view bedroom to each floor.

Bordering the East Dulwich postcode of SE22 (enjoy spending time in both East Dulwich and Peckham), you’re on one of the most favoured and requested Peckham Rye streets: quiet, residential, leafy, not difficult to park (permit-parking for a very reasonable annual fee). Walk 8 minutes to East Dulwich Station, and 11 to Peckham Rye Station.

The property has a neutral decorative scheme and plenty of welcome period features; like stripped floors and sash windows. It’s also got good storage provision, and a handy conservatory area off the kitchen.

There’s a shared hall then your front door sits to your left. In and left and you land in the lovely and bright reception room with a big bay window, bespoke shutters (they’re staying), stripped original floor boards, an attractive fireplace, and shelving to one alcove (the other’s good for the telly).

Adjacent is the kitchen with smart cream Shaker-style wall and base units, which are teamed with brick-style tiles and solid wood counters.

Access the garden from the conservatory/lean-to that lies beyond the kitchen. It’s a brilliant potting/utility/store area, or a natural bar/buffet area for when you’re entertaining. Open a door from here and you land in the splendid garden which gets bucket-loads of sun and has a healthy lawn plus mature borders. A shingled path takes you to the paved area of the garden at the rear. You back onto gardens - it’s lovely out here.

Set to the rear of the ground floor, past the stairs (and two generous storage cupboards) you have an independent guest w.c. then the larger of the bedrooms (it’s over 11 feet by over 10). The big bay window makes this room a real dream.

Moving on up. First on your left is a neat and windowed bathroom with white sanitary ware and an over bath shower. The second bedroom is beyond this and has lovely garden views from its sash window.

You’ve got a great garden of course but for park-life you’re particularly well placed: Goose Green, Peckham Rye Park and Common’s 113 acres, Dulwich Park, One Tree Hill and Horniman Gardens are all close.

On Peckham's Bellenden Road we love the independent shops and eating establishments. Check out Artusi, Ganapati (plus takeaway), The Begging Bowl, Anderson's, Flock & Herd butchery, and Review (our favourite book store in London). Local pubs to you are good and include The Gowlett, The EDT, The Montpelier and The Victoria Inn.

For general high street shops and banks plus fruit and veg, Rye Lane's not far, where you'll also find the hippest destinations such as Peckham Levels, The Bussey Building, Market Building, and Peckham Plex cinema. Rooftop bars are popular in the summer months.

In East Dulwich, Lordship Lane has strong independent shopping, restaurants and pubs (we like Terroirs, EDT, Franklin's, Next Door and The Cheese Block to name a handful, as well as the Picturehouse cinema). And North Cross Road’s Saturday market is a local celeb haunt with good produce and crafty stuff (Rye Books is great on that street as well).
