Divinely beautiful detached Georgian home with GII listing, four double bedrooms, a kitchen/diner, two receptions, two bathrooms, utility, cellar, enchanting garden and parking. Village setting four miles from Ashford International and close to the coast. Chain free.

Extensive renovations have upgraded this fine village house adding a new roof which is still under guarantee and made entirely of
re-used/recycled Kent peg tiles as per its original construction. Other notable upgrades include elegant cabinetry, reclaimed floors, a large Aga in the kitchen, two woodburning stoves, stripped woodwork, underfloor heating (in both bathrooms), antique fireplaces, a wine cellar and an artistically planted garden. Original treasures include beams, sash windows, internal doors and an original quarry tiled floor.

Being double-fronted, the layout is wide and generous. The drawing room is double-length, has a triple aspect, a woodburning stove, alcove cupboards, a slate floor and French doors out to the garden. Another woodburner is fitted in the dining room, which has a quarry tiled floor and a serving hatch that connects to the kitchen. Cabinets in the rear kitchen/breakfast room have been limed and a white Aga has been fitted into the chimney breast. You reach the utility room and downstairs cloakroom from the kitchen. A counter-balanced trap door in the kitchen opens to the cellar, which is adapted to store wine and has electric lights and power points.

All four bedrooms are doubles, while one has an en suite shower room with twin basins. Bespoke drawers have been built into alcoves, there's a built-in wardrobe, a period fireplace and exposed floorboards. Two other bedrooms also have built-in wardrobes—one also has a walk-in wardrobe and a bedroom basin. The rear garden is simply beautiful, with an extensive lawn, several trees and creative planting. You can access it from either side of the house, and at the very bottom is a twin bay cart lodge, giving two cars sheltered parking.

There's also space to park more cars and a useful storage area. We're told that all planning and listed building consents are in order and that the house is on main drains.

Mersham is a charming village, just four miles from Ashford International station which has high speed trains to St Pancras (37-minutes) and Eurostar services. The M20 is two miles away, you're a 15-minute drive to the Eurotunnel and around 30-minutes to Dover. A regular bus service to Ashford passes the William Harvey Hospital.

The village primary is rated 'good' by Ofsted, while older kids fare well at Highworth Grammar in Ashford ('outstanding'), or Harvey Grammar and Folkstone School for Girls (both 'outstanding'). There are plenty of reputable 'good' secondary options including Norton Knatchbull Grammar.

Mersham is pronounced "Murzam" locally and has a Post Office, village shop, church and a sports club specialising in cricket and football. There are two pubs in the village, one is a Shepherd Neame and the other is owned by a consortium of villagers and has its own microbrewery. Ashford offers shopping centres, a designer outlet, a Picturehouse cinema, banks, chemists, restaurants and bars.
