Charismatic Victorian 3-storey house with a 3-double beds, basement kitchen/diner, 60ft garden, period features, working fire and interchangeable layout. In Brockley Conservation Area, close to great schools and superb transport links (train, London Overground and DLR). Also near New Cross, Brockley, Deptford, Greenwich and Blackheath.

Picture perfect on the outside this house is fabulously charming within AND you are able to adjust the layout to suit your needs. Today, it's used as a 3-double bedroom house, with a hall-floor interconnecting double reception. Little effort is required to tweak things and create a fourth double.

Everyone we meet prefers a basement kitchen, this one has ample dining space by the garden door, dark stained floorboards and the chimney breast has been chiselled out to accommodate a built-in oven/hob and extractor. Steel open shelves are fitted and there's plumbing for white utility goods. The dining room has an additional crockery cupboard, open shelves and overlooks the garden. A Elder tree shades the decked terrace and a reclaimed brick pathway meanders through established trees, flowers and shrubs.

You'll find the original connecting doors in the hall-floor double reception. One of the two fireplaces has a marble surround and works, windows are all sash and the rear window has stripped wood. Bookshelves have been fitted into the rear reception alcove, in fact alcoves are book-friendly throughout the house. One bedroom is in the basement while two are on the second floor, all have built-in wardrobes. The bathroom is neat with modern white sanitary ware and a shower over the bath.

Commuters can use St John's station for London Bridge trains, Deptford Bridge for DLR services or Brockley/New Cross Gate for Victoria and London Bridge trains and London Overground links. No station is more than a 10-minute walk. The nearest primary schools are Myatt Garden (opposite the house, OFSTED "good") and Lucas Vale ("outstanding") while secondary options include Addey and Stanhope ("good") and Haberdashers' Aske's ("outstanding"). Brockley Cross has a fab mix of independent shops, cafes and delicatessens, the large Sainsbury's in New Cross sorts the weekly shop and a fast pint of milk can be grabbed on Lewisham Way. There are some excellent gastro pubs and bars in New Cross and the superb Brockley Market is held just down the road every Saturday.

The owners tell us, "It's a lovely street with a fantastically good mix of people to live amongst."
