just gorgeous

semi detached

3 double bedrooms

impressive kitchen/diner

separate sitting room

downstairs cloakroom

76 foot garden

summer house

off-street parking

The kitchen/diner is heavenly. In fact, the entire house is but the recently extended rear is a fine starting point. Cupboard doors are sculpted flush to walls, worktops are seamlessly moulded around end units and shaped into a breakfast bar at the central island. Hello space-for-my-American-fridge-freezer. Goodbye clutter, protrusions and eyesores. Large skylights? Of course. Concertina French doors? Naturally. There's a separate utility room and a downstairs cloakroom and for families (and here's the thing), there's a separate sitting room, or as we like to say, an 'adults-only-chill-out zone.' Of course it's stunning, the whole house is.

All three bedrooms are doubles and the master has a wall of floor-to-ceiling built-in wardrobes. The large family bathroom has a double walk-in shower, an oval freestanding bath (under the window), a wall-hung vanity with recessed basin, a large cupboard and a funked-up radiator. Gorgeous. If you are up for it, the loft would easily provide an extra bedroom or two and bathroom but you'd obviously need planning permission. The garden is a generous 76 feet long and has side access from the front. There's a decked terrace, raised bed, side beds and a rear summer house. You can park a couple of cars at the front.

Secondary schools nearby are all Ofsted "outstanding" (both Harris academies at Peckham Rye) while younger kids can apply to Goodrich, Fairlawn or Ivydale. Trains from Peckham Rye (zone 2) link to London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras. London Overground services travel to Clapham Junction, Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Buses along Forest Hill Road will get you to the station (in around 5-minutes), the West End and the City.
Peckham Rye Park is glorious and the area crammed with superb gastro pubs, independent shops and restaurants. Lordship Lane is close for boutiques, an organic butcher, a supermarket and M&S Food Hall.
