moments from Peckham Rye

Ofsted "outstanding" secondary schools

Triumphant 3-bed semi with a 75ft garden that faces south west. Kitchen/diner, reception and period features. Seconds away from Peckham Rye Park and near great schools, trains/Overground links, shops, bars and restaurants.

Having bought this home years ago, the new owners have revised it from top-to-toe. The rear kitchen has been opened up to create a large kitchen/diner, the garage has been put to use as a downstairs cloakroom with storage and a separate front door while the garden has been turfed, fenced and replanted. Every room, floor and wall in this house has been immaculately renovated, yet there's still room to extend. As the house either side have large attic conversions (and one has a kitchen extension), a precedent is set for planning permission.

Nothing here is over 2-years old. The kitchen has a column-fitted NEFF oven and microwave, there's a Bosch extractor, an integrated dishwasher, extra-wide drawers and a breakfast bar. A door opens to the utility room where there's also a useful cloakroom. At the front of the house is a separate reception with an exceptionally wide bay window, while the inner hallway is wide and has the original fireplace and staircase.

All three bedrooms are doubles and elegantly styled. The master bedroom has a curved bay window and original mantelpiece while the second bedroom overlooks the rear gardens below. Remodelling of the family bathroom has resulted in a luxurious room with underfloor heating, a freestanding curved tub under the window, a wall-hung basin, a large shower cubicle and encaustic tile trim.

Local primary schools include Goodrich, Ivydale, Heber, St Francisca Cabrini, Fairlawn and Horniman while older kids fare well at either Ofsted 'outstanding' Harris academy on Peckham Rye (both being 10-minutes' walk), Kingsdale and Charter. Honor Oak Park is the nearest station on paper (15-20 minutes' walk) but you may find Peckham Rye more accommodating; it's in Zone 2, has trains to London Bridge, Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras PLUS London Overground links to Clapham Junction, Canada Water, Shoreditch, Hoxton and Dalston Junction. Reach it in 7-minutes by bus from Forest Hill Road. Peckham Rye Park is beautiful, has an adventure playground, skate park, outdoor gym, pond and large cafe. There's a useful parade of shops n Forest Hill Road that include a Co-op mini supermarket, a very well-stocked grocery and mini-mart, Post Office, hairdresser, beautician, two excellent cafes (The French Cafe and Norris + Knight) and a couple of outstanding pubs (The Herne Tavern and Watson's General Telegraph). Walk to East Dulwich or Peckham for cinemas, markets, bistros, boutiques and bars.
